Where these applications come unstuck
Despite the higher Group C qualification bar, this code still reaches only the single visa subclass every other real-estate code except Property Manager and Real Estate Representative reaches — the higher qualification requirement does not translate into wider visa access. It is also the only one of the five real-estate codes with no visible "occupations not considered" exclusion list in what VETASSESS publishes, which should not be read as meaning no exclusions exist; it may simply sit further down the page than what was checked here.
An honest read on this pathway
This is the code for someone who genuinely ran the agency, not just worked in it, and the Diploma-level bar reflects that. But nominating it buys no extra visa reach over the Certificate III-level codes beside it, so the decision to nominate it should rest on accurately describing the role actually performed, not on chasing a stronger-sounding title — a licensed agent who ran their own desk within someone else's agency is not automatically an Agency Principal just because the work felt senior.
